Paramus Park mall is preparing for a major experiential transformation following the announcement that an indoor adventure park will occupy the upper level of its former department store anchor. NRG, an indoor entertainment and recreational brand, has finalized a lease agreement to introduce a high-energy activity center to the prominent Bergen County shopping destination.
The commercial real estate services firm TSCG, which brokered the lease on behalf of the landlord, confirmed that the entertainment brand has secured approximately 59,000 square feet of commercial floor space. Anticipated to open its doors to the public next year, the large-scale indoor facility is designed to bring renewed vitality and foot traffic to an expansive section of the shopping complex.
According to transaction details released by the brokerage, the indoor adventure park will be situated on the upper floor at 700 Paramus Park. The venue will occupy the upper tier of the space formerly held by Sears, positioning it directly above the 100,000-square-foot Stew Leonard's supermarket that currently anchors the lower level of the building.
Once interior construction is completed, the facility will provide a wide selection of dynamic recreational attractions tailored to families and active visitors. Among the featured activities highlighted in project announcements are comprehensive obstacle ninja courses, specialized donut slides, aerial zip lines, and elevated rope courses.
In addition to these overhead challenges, the entertainment venue will incorporate a broad mix of complementary attractions, including expansive trampoline zones, dedicated climbing walls, and interactive virtual-reality stations. The facility is also engineered to serve as a community venue, providing private party rooms designed to host birthday celebrations, organized group events, and local fundraising functions.
The property hosting the new tenant, officially designated as Paramus Park South, underwent an ownership transition in 2025 when it was acquired by a joint-venture partnership spearheaded by Heidenberg Properties Group. The addition of a destination-oriented tenant marks a major step in the ownership group's overarching asset management strategy.
Leadership from the real estate investment team commended the agreement, viewing the recreational concept as an optimal match for the building's infrastructure. Robert Heidenberg, the president and chief executive officer of Heidenberg Properties Group, stated that NRG recognized the distinct potential of the upper-level commercial floor and possessed the operational concept necessary to execute the vision following direct negotiations led by TSCG.
Commercial broker Jamie Sackeim of TSCG, who represented the landlord in structuring the lease, emphasized the unique physical and commercial advantages of the space. Sackeim noted that securing a vast, wide-open layout of nearly 60,000 square feet is exceptionally rare in the regional commercial real estate marketplace.
Sackeim further underscored the strategic advantages of the location, emphasizing that placing the venue directly above a high-volume grocery anchor creates built-in consumer traffic. Combined with direct access from the nearby Parkway and a steady daily influx of family shoppers, the adventure park is expected to solidify the mall's reputation as a prime regional destination.
The arrival of an active entertainment park at Paramus Park reflects a broader, ongoing transformation within the brick-and-mortar retail sector. As traditional apparel and department stores encounter sustained pressure from digital e-commerce platforms like Amazon, retail property operators are increasingly turning toward experiential and entertainment-focused concepts to drive customer engagement.
This shift toward experiential real estate has become increasingly pronounced across Northern New Jersey's commercial landscape. Nearby regional megamalls have adapted through extensive entertainment investments, such as American Dream in East Rutherford, which features major non-retail draws including an indoor theme park, an indoor skiing facility, and an aquarium.
Similar adaptations have emerged within Paramus itself, where retail centers continue to diversify their tenant rosters to retain consumer interest. Westfield Garden State Plaza, for example, has established its own recreational footprint through attractions such as Go Playland, Power Up Arena, and the Horae Play arcade center.
For NRG, the upcoming Paramus complex represents the company's second venture into the New Jersey market. The brand established its initial footprint in the state after opening a facility in Springfield last December.
Beyond its presence in the Garden State, the entertainment operator runs a location in Fargo, North Dakota, while aggressively pursuing geographic expansion across the country. Company plans identify Toms River as another future site for a New Jersey facility, alongside multiple additional locations slated to open across various states in the near future.
